HOW CAN I QUALIFY FOR HALCYON HOME HOSTING?

As our clients are also a reflection of our business, we work to build and maintain strong relationships with each of them.  Due to the tremendous amount of time, energy, and resources that we put into each of our properties, we like to maintain a simple, but effective strategy when taking on new properties and clients:

HOW DOES HALCYON HOME HOSTING VERIFY GUESTS THAT STAY IN MY HOME?

When guests inquire through Airbnb, Halcyon relies on the verification software provided by each vacation rental website.  In addition, we take into consideration the reviews that are left from previous stays and may even contact the person via phone to find out more information about their stay.

WHERE DOES HALCYON HOME HOSTING LIST MY HOME?

Our primary areas of target for booking your home are on www.Airbnb.com and our own booking website. Why?

In the past year we've gone away from the other platforms (homeaway.com, vrbo.com, booking.com, flipkey.com) and tried to stay exclusive to Airbnb for a multitude of reasons:

  1. Security: We have noticed an increase of scam/spam inside the VRBO/Homeaway network, resulting in chargebacks to owners after a completed stay. We've seen this a few reservations and it’s a disaster with very little to no recourse.

  2. Limited to No Protection: Other sites offer limited to no protection, therefore any damage or injury claims would fall on your personal rental insurance. However, Airbnb has a $1,000,000 policy on both injury and damage. For more information on Airbnb protection policy, click here

  3. Guest Verification: Other sites offer limited to no guest background checks, allowing virtually anyone to rent your house, with no knowledge on who they truly are. Airbnb currently checks certain databases of public, state, and county criminal records, as well as state and national sex offender registries on U.S.-based guests and hosts where at least an accurate first and last name plus date of birth are required. With that information, Airbnb submits it to one of their approved background check providers, which checks the user’s identity against public records of convictions and sex offender registries.

  4. Review Rate: For every 4 bookings, there is 1 review on other platforms. On Airbnb, there is an average of 3 reviews for every 5 stays. If we earn a booking on another platform, then a) we likely would have booked those same dates on Airbnb b) we would likely not receive a review and c ) we would be missing out on the single most important factor for improving rank on airbnb: guest stays + guest reviews.

 HOW DOES HALCYON PROTECT MY HOME?

  • Halcyon has a $1,000,000 policy available to it when taking Airbnb reservations

  • Halcyon clients have their own short term renters policies

  • Halcyon requires security deposits (usually $250)

 DOES HALCYON HOME HOSTING MEET THE GUEST IN PERSON?

No. Guests will be given information on the home at booking and access to the home at the start of each reservation, using a lock system of owner’s choice. 

WHAT DOES THE CHECK OUT WALKTHROUGH CONSIST OF?

A check out will include a trusted partner  who will verify the condition of your home and give us a direct report upon arrival.  This will be done before we submit all renter reviews and the release of the security deposit. 

DO YOU TAKE AN INVENTORY OF EVERYTHING IN MY HOME BEFORE MY FIRST RESERVATION?

For insurance purposes, you will want to photograph each room in your home and ensure separate, up close shots of any item that is of value. In addition to a photo of the item, you will also want to record any identifying (model, serial number, etc.) information. For reimbursement purposes, original receipts are required. If an item is irreplaceable, or likewise, has sentimental value beyond its fair market value, you should seriously consider not leaving it in the home. We do not perform an inventory review of the home before and after each guest.

Over time, you may notice that towels and linens may become stained or otherwise worn. In addition, you may notice things like Tupperware or silverware go missing.  This is to be expected at every rental property and should not be too much concern.

HOW DO WE GET STARTED?

After speaking with a representative (via email, phone, or our through our Get Started page) halcyon home hosting will arrange to meet with the owner(s) at the property during the “home qualifying” phase. This gives both parties the best opportunity to discuss specific property details, rental rates,  items of consideration,  and answer any questions that you might have before moving forward. 

**All “home qualifying” consultations are at no cost to the home owner.** 

DO I HAVE TO SIGN A CONTRACT?

Once you decide to roll out our services for your home, a contract is necessary for the protection of all parties.

 

ARE THERE ANY HIDDEN MARKUPS ON SERVICES YOU OFFER?

No, we believe in transparency and are partners with you on this journey.

WHO PAYS THE CLEANING FEE?

Guests will pay the cleaning fee as stated in the terms upon booking. If additional fees are required (excessive dirtiness, abnormal cleaning, etc.) we will work with guests to receive the funds and may directly use the security deposit, as reserved during booking.

 

IF I AM THE OWNER, CAN I CLEAN THE HOME MYSELF AFTER I STAY?

No. To ensure a professional standard of cleanliness, as guaranteed to all reserved guests, we require professional cleaners handle all cleanings after stays, including family, friends and paying guests.
