This home does not have traditional air conditioning. An evaporative cooler is used, which is typically sufficient in Sedona’s dry climate, though it may add some humidity during the summer months. Heating is provided by baseboard heating units located in each room.

Access
Guests have access to the entire home starting at 4:00pm with the front door keypad.
Neighborhood
This area is a quiet neighborhood in which only a small number of homes are rentals. Noise carries easily. We ask that you please be mindful of this and courteous to our neighbors. Quiet hours begin at 9pm. NO parties allowed.
Interaction With Guests
While we offer privacy and independence, we are always happy to provide recommendations if you need them. Your local contact is available by phone and can be on site quickly to help with any issues. We are glad to assist with directions, maps, or suggestions for things to do in the area. Just ask.
Transit
This home is less than a 5 to 10 minute drive from great food, art galleries, antique shops, and unique boutique stores in Sedona. During certain times of the year, the area hosts live music, parades, and entertainment events. Nearby outdoor adventure includes golfing, hiking, four wheeling, and biking on many surrounding trails.

This home is conveniently located to explore the best of Northern Arizona.
Notes
While the exterior porches and furniture are cleaned after each stay, certain times of the year may bring extra debris from weather, native plants, and pollen. If the outdoor space is not as clean as you prefer, we provide a broom and basic cleaning supplies for your convenience.
Please respect quiet hours between 9 PM and 7 AM.
Do not exceed an occupancy of 6 guests at any time.
No pets, parties, or smoking in or around the property.
Violations may result in additional fines and forfeiture of the remainder of the stay without refund.
If you would like an early check-in, please contact us the morning of your arrival. We do our best to accommodate when possible, but same-day turnovers may limit availability. We want to ensure our cleaner and maintenance team have enough time to fully prepare the home.
Stays longer than 14 days require a mandatory mid-stay cleaning, billed separately in addition to the cleaning fee paid at booking.
