Nearby destinations include Cathedral Rock, the Chapel of the Holy Cross, Bell Rock, and Sedona’s many scenic hiking and sightseeing opportunities. We’ll provide parking information and arrival instructions before your stay.

PRIVATE SWIMMING POOL
The private swimming pool is not heated and is generally best enjoyed from late May through September, depending on weather conditions and personal comfort preferences.
Pool temperatures naturally fluctuate with the seasons, and swimming may be less comfortable during cooler months.
For everyone’s safety, children must be supervised at all times around the swimming pool.
HOT TUB & MAINTENANCE
The private hot tub is available year-round and is a wonderful way to unwind after a day exploring Sedona.
The hot tub receives regular professional cleaning and maintenance to help ensure a clean and enjoyable experience. Our service provider may occasionally need to access the outdoor area during your stay.
While hot tub issues are uncommon, mechanical or maintenance concerns can occasionally arise. We work diligently to address any issues as quickly as possible; however, uninterrupted hot tub availability cannot be guaranteed.
ROOFTOP DECK & KOI POND
The rooftop deck offers spectacular views of Cathedral Rock, the Chapel of the Holy Cross, and Sedona’s beautiful red rock landscape. Stair access is required, and guests should use caution when enjoying this elevated space.
Our koi pond adds a peaceful and unique touch to the property. Please do not feed or disturb the fish, and supervise children around the pond.
OUTDOOR FIRE PIT & FIRE RESTRICTIONS
The outdoor fire pit is a wonderful place to gather and enjoy Sedona’s beautiful evenings when permitted.
Outdoor fire may be restricted from May 1 through August 1 during any additional local fire bans. Fire pit availability is subject to current fire restrictions and weather conditions.
Never leave a fire unattended, and always ensure it is completely extinguished after use.
OUTDOOR AREAS & SEASONAL CONDITIONS
Our outdoor patios, decks, and furniture are cleaned between guest stays. However, Sedona’s natural environment, seasonal winds, native plants, and pollen may occasionally leave dust, leaves, or debris on outdoor surfaces.
For your convenience, we provide a broom and basic cleaning supplies should you wish to freshen up an outdoor area during your stay.
QUIET HOURS & NEIGHBORHOOD RESPECT
Quiet hours are from 9:00 PM to 9:00 AM.
OCCUPANCY & PROPERTY RULES
The maximum overnight occupancy is 6 guests. Only registered guests are permitted overnight on the property unless prior approval has been granted.
• No parties, events, or unauthorized gatherings.
• No smoking or vaping anywhere on the property.
• No pets, including visiting pets, except service animals as required by applicable law.
• Please do not rearrange furniture or disconnect electronics.
• Please leave muddy shoes and mountain bikes outside.
Violations of house rules may result in additional charges or cancellation of the reservation in accordance with Airbnb policies and applicable laws.
NO SMOKING & NO PETS
Smoking and vaping are prohibited both inside and outside the home.
A $500 violation fee may apply for smoking or unauthorized pets, subject to Airbnb’s policies and applicable law.
Service animals are welcome in accordance with applicable laws and Airbnb policies. Service animals must remain under control, be housebroken, and have waste properly disposed of.
SEDONA WILDLIFE & NATURAL ENVIRONMENT
Sedona is home to beautiful native wildlife, including deer, javelina, bobcats, skunks, and a variety of birds.
Please observe wildlife from a safe distance and never approach or feed wild animals.
Seasonal insects and other natural elements are part of the Sedona environment, particularly during warmer months.
DARK SKY & OUTDOOR LIGHTING
Sedona is known for its beautiful night skies. To help preserve the area’s peaceful atmosphere and minimize light pollution, please turn off exterior lights when not in use.
EXTENDED STAYS & RESERVATION CHANGES
Reservations exceeding 14 nights require a mandatory mid-stay cleaning, which is billed separately from the original reservation cleaning fee.
Reservation alteration requests should be submitted at least 14 days before the scheduled arrival date. Approval is subject to availability and host discretion.
FAMILY AMENITIES
A Pack ‘n Play and highchair are available upon request at no additional charge. Please let us know in advance so we can have them ready for your arrival.
MAIL & PACKAGE DELIVERIES
Please do not arrange mail or package deliveries to the property. We are unable to receive, retrieve, or manage shipped items.
For your convenience, local UPS Store services and Amazon pickup locations may be available.
LOST & FOUND
If you accidentally leave something behind, please contact us as soon as possible.
We’re happy to assist with returning lost items when possible. A $50 handling fee plus applicable shipping costs will apply. Local pickup may be arranged when available.
SMART TVs & STREAMING
Smart TVs are available for your entertainment. Guests may log into their personal streaming accounts during their stay.
